I think that last tenant you had is giving you a bad taste in your mouth and you may be succumbing to unreasonable emotion at this time.

Lesson: Keep your mouth shut.Allowing their "fat cat" in the lease.

if you do work with them be sure the first words out of your mouth are to schedule an inspection as well.
