Knowledge ano not trusting most people you are working with are not really qualified professionals and you are vulnerable to their cheating because you typically do not have any control on the stock market or real estate deals unless you buy on the stock market with options that are designed to assist you.

If your goal is to grow your portfolio, then yes, leveraging the equity you have in your existing properties might be a good strategy PROVIDED you have enough reserves to not be making yourself vulnerable to unforeseen events.
