@Kayla Oliver-Pratt  You can refinance as rate and term any time but if want to cash out you have to wait 6 month under conventional loan.

Greetings, my name is Oliver StewartI am a wholesaler and my business model has been to market for buyersand to work with other wholesalers or seller reps who are willing to co-wholesale or pay a fee for marketing properties they have under control.Recently seller reps have been sending me commercial deals especially larger ones, however I have been cautioned that some of these are part of a daisy chain of  repsand I am wary of sending these deals to buyers only to have to chase down someoneto answer qualified questions. 

My introduction is a bit different, my description would vary a little "Thank you for taking the time to visit my property...standing in the front yard looking at the front door, to your left is the garage...to the right is a giant olive tree...behind that..."

My dad actually did that in the Midwest and doubled his money on the exit 3x (sort of like what poster Christian did).I'm still a property virgin and am thinking of buying some 1-2 bedroom apartments in the downtown or outerlying commuting areas of major cities in the US & Europe.

I guess you can say I'm a "virgin" to real estate.
