@James Myers, when a seller is stuck on a unrealistic price, and evidence such as two years on the market without an offer is ignored, the seller has intense emotional reasons for needing to obtain a certain price.

Then they lay awake at night when they can't get a property rented, have unrealistic expectations at the start, and think everyone who told them real estate was where the real money is, lied to them.

If you can find a turn key place, with tenants already in it and it is already managed, and it cash flows...consider getting a personal loan, using your TSP for a loan, credit card advance etc for the downpayment.....if it cash flows only....Some markets a duplex is 250K, while others it is 129K...20% of 129,000 is not unrealistic using other creative ways to get cash.

The ins. co. will either insure in for what I paid for it, which is below market value or it's replacement cost which is unrealistic.

If he is asking you these questions he is A) trying to help sell your offer, B) try to learn more about what you like or dislike about a given property which may help on the next, or C) trying to engage in a discussion about how your offer may be unrealistic.
