You could try to value it with the income approach, with NOI & DSCR, but that usually isn't done with smaller multifamily.You're going to have to extrapolate out farther and see where other smaller multifamilies have traded.

Always have backup subs as well, and in my case I have spent time learning all the trades so in a bind I can fill in and get it done myself if I have to.

from my advice rural properties and developments aren't successful and you are climbing an uphill battle. sounds a little niche. we focus on developing and not reinventing the wheel. if this is truly what you want to focus all your time and energy on then visit the closest 5-10 of these that look like the ones you are interested and ask if they'd expand or build a secondary one. do a lot of research before you just take action 

I've argued for this and the powers-that-be do have a good argument that they are still active just in other ways, how to cover labor and actions during that, etc..

The maximum leverage I have ever seen in trading accounts is 50%, and that's very limited and select.
