To create great common areas you have to:1) have a great looking entry normally comprised of 3-rail white vinyl fence with a matching sign and landscaping.2) Add feather flags to give it some life.3) Replace all rusted old stop signs with brand new white vinyl posts and caps and new signs.4) Build a white vinyl dumpster enclosure (unless you're on polycart).5) Make sure that roads are free of potholes and freshly striped.6) Paint all common area buildings.7) Mowing and edging must be immaculate.Essentially, make the property the best it can be.

You'll also want to check for local ordinances about enclosures for pool area and other requirements.

(Note this would not encompass shower walls, as shower is a prefabricated enclosure, which we already refinished)-Property cooling is by swamp cooler. 

An enclosure, at least 60 inches high and beginning no more than 2 inches above the ground, that completely surrounds the pool.

I don’t expect a perfectly level P&B, and sometime they can’t even be restored close to level due to age, as built, additions, enclosure, remodels...My goal for a pier and beam is to make it sturdy and functional.  

I can get a tub and short enclosure re-glazed at $500 and regular height at $600.  

Screen enclosure and pool added.

The disjointed and unfinished basement contained a tub outside the bathroom enclosure and underutilized spaces reflecting improper design and poor craftsmanship.

Also they have a pool and can walk to the beach, if they want to share with their tenant then they can, if not then just close off the pool to the second half of the screened enclosure.
