It's rented, but it's in a neighborhood with no off street parking surrounded by homes that are all the same, postage stamp lots so small a kid can't throw a ball and houses so close and tall the sun doesn't reach the ground.

Also, and while I haven't tried to permit a container building myself, I've been told by people who have that, because it's out of the ordinary for them, the city will require all the engineering drawings and stamps from an engineer registered in Oregon.

For example, I recently had a client who had some equity in his home, but not enough to cover the repairs needed to sell it or the closing costs required to close (commission, transfer stamps, etc.) without taking money out of his pocket.

Yes, I'm still seeing recording take up to 90 days in some locations...in others it's only a week or two...The three MLS systems that I'm a member of all have requirements that property status information must be updated in the system within a day or two -- if you close on a sale and don't update the MLS listing within a day or two (specific time limit varies based on MLS), you will get fined.I don't know any agents who ever even check on the recordation status of their properties -- the closing agents generally just tell the buyers, "If you don't get a stamped deed back from the county within a couple months, let us know..."

I have read all the different ways you can increase your response rate, with things like adding a piece of candy to your letters, or using more than one stamp, or using blue envelopes, etc...What is the craziest combination of marketing you have done and how did that impact your response/deal rate?

They require appointments, always are off schedule, and charge a ridiculous amount for a stamp and signature.
