I've seen it this year even where a big sponsor wasn't paying anyone for months, gets one big exit and then all of a sudden is the most generous person alive.

One option is to partner with an experienced operator or you could invest passively in a deal or two depending on the sponsors minimums.

Sponsor uploads financials around the 15th of the month  and a few paragraphs on what is going on with the project.

For example he is providing some useful information on two large sponsors who are going under.

In some spots, we work some places like sponsor themselves as private yoga teachers, or private chefs, etc., and it helps our str get a lot of business and a lot of those folks recommend our STRs.

It does sound like you can have a separate management agreement that can be made which would could include the fees the sponsor would provide aside from the TIC agreement.
