If it's 8"-10", you best get a jump on it if it's you and a shovel, I'd rather do 4" twice than 10" once, unless you've got a decent snow blower.Lots of variables, hope that helped a bit.

While they were at it, I had them do the two properties in-between ours: one is another rental; the other is an elderly lady whose health is deteriorating.Today, I went over to place snow shovels at the two properties and noticed that the neighbour landlord had trimmed all of his trees that were overhanging our roof.

Mass laws also require sidewalks to be cleared within a certain amount of time. since I've already got someone going to do these areas I just build in the cost of snow removal into their rent and do it all so I don't have tenants complaining about who shoveled what.

I bought a simple cottage style plan online, got a local architect to slightly alter the foundation and seal the plan, and set to work with a shovel digging the foundation.

They only came down $3k off of list price and that is typical for something that's only been on the market 21 days.Your offer is a little high and that's why they countered so close to your amount.If you can get it rent ready for under $8k then you should be okay, as long as, it can easily rent for $800+ and it doesn't get vandalized.Also, the listing broker can be a little "difficult" to work with - so, just be prepared in case anything flares up.I hope that helps.

But if you are operating your property through the normal course of affairs and someone is injured on your property because, say, your handyman does a bad job shoveling the snow in front of your apartment, it will be very hard for anyone to successfully argue that this happened in your personal capacity if you own the property through some corporate entity like an LLC.

My response was that I had always planned to include in their lease the shoveling of the sidewalk in front of the building after a snowfall.
