I’ve lived with roommates in the past but it was lot more relaxed we didn’t have any major boundaries in place or leases set, which definitely led to problems.

If you're willing to have roommates, the deal will likely look a lot better. - Have cash reserves (this has saved me on my properties multiple times). 100% of properties break.

I know a lot of people that house hack with multi families but if cash flow and cost are a barrier and you don’t find room mates, look into a single family and treat every room as a “door.”

The more uncomfortable you're willing to be house hacking the better the deal will be.A 5 bedroom home with 4 roommates can be very powerful.

For those who feel comfortable living with roommates or who want to get into real estate investment gradually, house hacking SFR is an excellent alternative since it enables you to start small and live in one unit while renting out the others.

This may be doable with roommates but if I were to move out and rent it to just one tenant, I'm not sure that would be sustainable given current rents for 3/2's I've seen in the area.
