I am wondering if It is worth to upgrade appliance (Washer/Dryer) since it looks very old (it is still working) or even replace refrigerator.

I put a big scratch in one of my Pergo floors moving a refrigerator that didn't have a wheel (I didn't realize the wheel had come off) and after I touched it up with a paint pen I couldn't even figure out where the scratch was later.

Refrigerator, guests may like water and ice, but you need to change filter and those features are prone to breaking so I avoid. 

HVAC tech indicated cooling is a hit or miss b/c thermostat doesn't work and refrigerant (R22) is too low to properly test the system would need to refill to evaluate.

They may provide (and be responsible) for refrigerators and stoves but either require a tenant to provide their own washer and dryer or provide one with a clause in the lease that any repairs are on the tenant.
