On the other hand part time agents are not being taken very serious in the industry and there is a reason for that - it takes a lot of transactions to become proficient. 

But the time will come to approach a true guru that can help me be proficient when the money is more plentiful to spare...Until then, I hope that you'll consider being connected to me...Thanks for the info..

If you become proficient at searching the available public records you can figure out the liens on 90% of the properties.  

@Brian MarcyA couple of options open to you at this point:a) Networking - find out who owns what, for how long and who is buying.b) become proficient at underwriting a deal and start looking.
