We are moving our financing to a new lender and I will have an appraiser through on December 19 {the tenant is a university professor, so we want to wait until end-of-term exams are complete}, but I have little confidence that either our energy efficiency retrofit will have much of an influence on our appraised value and expect nothing as a result of our rent premium.

I wouldn't touch it unless you fully understand the quiet title suit process.Talk with a real estate law professor at your local university (they're usually quite helpful).My lawyer would tell me to stay away... you usually go for tax-deed sales that provide the least resistance (unless you have reserves for litigation).
