You'd think with all the information out there that it would be harder to pull the wool over people's eyes.

I think that areas on the outskirts of desirable cities where many people are moving (ie: Charleston) have great long term potential, as eventually people start to rent right outside the downtown area when prices rise. 

There's always gonna be poor people and those poor people are always gonna need a place to live.

Think about what would make your rentals more attractive than what’s already available—whether it’s high-end amenities, themed experiences, or a community-focused approach.If you’re open to chatting, I’d be happy to brainstorm ideas or connect you with people who have experience in this space, only know a few but happy to make any intros I can to help you out. 

There are people that develop cabins.

This probably means the 1st year you are on the phone 8 hours a day 5 days a week calling people and trying to convince them to sell.  

Meeting some people tonight there to create a scope of work and do some additional discovery.

But based on that area and depending on the size of your cabin, you may not be as far off on your price as people here think - even with your lower revenue numbers (assuming you didn't accidentally give us net instead of gross revenue). 

Many people in the past few years that were simply raising money for funds or syndications, are now in serious legal trouble.

Other than that, you will need to network with a lot of people to find seller finance deals.
