I thought it was a mixed blessing that I couldn't get my first property to appraise because the 3 br unit needed paint everywhere (incl moldings and ceilings all peeling) and I am scared to dead of the lead paint issue!

Oh yes, we get a lot of sites masking behind different software for some reason, but you should be more concerned when their offer is just too good to be true.

That said, I've been keeping my eyes peeled for an "investor grade" home languishing on the market because it's being incorrectly marketed toward owner-occupant buyers.

My parents, who found it, say it could use another coat of paint on the walls to mask the old colors and hopefully the mild smoke.

For instance, i'll be driving for dollars and run across a home that is obviously empty (tall grass, paint peeling, no one giving that TLC!)

An easy fix is to nail down areas that are coming up and caulk the cracks with similar color caulk or you can go over the laminate with peel and stick flooring and you don't necessarily even have to remove any trim or toilets.

It doesn't cost me much if any more, just some plastic, masks and paperwork.
