I am nervous scared but so excited because I’m an optimist after what I went thru.

You just never know peoples' situations or darker ulterior motives, which is a reflection of my life experience but I'm optimistic to take a chance.

I’m sure it’ll get bud up but I’m optimistic. 

I'm in Central Oregon which is one of the hottest and fastest growing markets in the country and that has a lot of people feeling optimistic, but I like what you said about those extra expenses and how quickly they can add up.

However they've said that 500 homes a year is very optimistic.

But be warned that it may be optimistic to think that you and your tenant will remain on the same terms if he feels like you're going back on your word - sales contract or not.

My sense is most of the properties we see offered from NW are very optimistic with rehab costs, rental values etc.. 

With what optimistically is $400/month positive cash flow it is costing you $3.75 for every dollar you are earning.This property is a terrible investment.
