These included modernizing the interior, enhancing curb appeal, and updating all systems.

They have Waikiki for more "modern" Hawaii, rustic Kauai or very traditional Hawaiian fishing "village" like in Milo'ili.- Some Hawaiian towns are quite affordable and the living cost is not much different than LA or Bay Area.- But I think what makes the difference between Hawaii and Florida is that in Florida you still live in mainland.  

Some colors go awesome with older places, others with more modern places.  

Our first house in Highland Park will make a great rental property with low operating expenses, but our current house in Saint Anthony Park is a higher-end, modernized home that would make an exceptional profit  if we sold it (as we did a complete renovation ourselves) but would be break-even or negative when renting.

This sounds like the modern day REI version of the Nigerian prince scheme.

The appeal of the house is it's had massive remodeling done in the past 4 years upstairs and is completely modern there, just had some poor craftmanship on a couple areas (tile work primarily).

Owing to the trend towards smaller,  more efficient appliances and LED lighting  electrical loads I think are somewhat less than they may have been per SF like in the 70's through 2000's when everybody had incandescent lighting and big tube TVs and refrigerators, dishwashers,  etc. that used 2 or 3x as much power as modern ones.I've had a couple turn-of-century units rewired to remove K&T and failed 'BX" (flexible steel sheathed  2 wire cable)  and agree with other posters the pricing isn't that bad as long as you can find an electrician that has some experience with that kind of work,   and sometimes it might be helpful to open up some cable routes ahead of time for them to use so they don't have to do the exploratory work.
