A tenant who considers themselves middle class may not be interested in such a dated kitchen, a paint job will only do so much.Replacing cabinets these days are extremely inexpensive, so it's really a mathematical equation, of what if anything you can expect from a better set of cabinets, and the expected rent increase.

My feeling is that if a finance whiz did a mathematical model on these approaches you would come out ahead focusing on one specific property at a time for early paydown but I am not that whiz so I won't undertake to prove it with math.
