Your best bet is still going to be demonstrated expertise and longevity.  

I know they can make for great cash flowing properties but I’m curious if anyone has success stories or cautionary tales concerning the appreciation or longevity of buying and holding manufactured homes?

.- 1 bedroom currently at $390 ---> market rent $440 (tenant longevity 6 years - immaculately kept apt)- 2 bedroom currently at $495 ---> market rent $550 (tenant longevity 5 years - immaculately kept apt)- 3 bedroom currently at $650 ---> market rent $750-800 (unique tenant situation; no lease, 3 dogs, 4 kids, no deposit, pays rent in cash)- 1 bedroom currently at $465 ---> at market rent (tenant longevity 1 year - immaculately kept apt) Additionally, the current owner is paying for water and gas for the entire building (each unit has its own electric meter).

Asking price $1,904,762Cap Rate 7.35%Annual rent $140,000Triple net lease5 year lease options, current lease ends 8/31/24Rent started in 1995.. so lengthy background, but the current state of Rite Aid drug stores scares me for longevity of the lease, and as mentioned being in a low income area, it would be difficult to fill the building if Rite Aid went under.

Both have our own Corporations, however his company is the one handling the Hard Money Lending due to the relationships and longevity of his business. 

Keep in mind this doesn't take into account the quality of tenant, the frequency of "turns" or the longevity of say.

After nearly 15 years in my IT Consulting field, this is a stark shift.As with any industry, finding ways to needfully serve others is key to success and longevity. 

@Steve K. just curious how your panels paid themselves off in just 2 years. what about their longevity?

I agree with @Andrew Weiner in that the schools are a big factor in the longevity of people staying.
