On the surface it would seem like a lighter lift to convert it into dorm style housing.

You've got to wage war in your mind first and foremost, because everything else gets lighter and easier with the right mindset.Nobody forced you to buy that house (I assume). 

#3 Fairfield Hickory looks best with the current colors, it’s lighter and helps make the room feel bigger. #4 is nice and I would lean toward that in most circumstances but I think it makes the room feel a bit too bland. 

Is OSB heavier than drywall and if so, have you ever worries about adding that weight to the structure (lighter than plaster however).

Lighter colors will stand out a lot more. 

Oh before I go my hubby likes the color --his feedback thus far is for it to be a little lighter.

If you are planning on fix and flip, a heavy fixer msy require way more resources than a lighter fixer in a better neighborhood.

Both are a lighter oak color.
