I would calmly talk to the tenant and explain this behaviour is unacceptable and tell him he needs to make restitution.

If there was rental data it would be hardly reliable given the realtor behaviour you see on these type of listings.

His behaviour gets worse the less I respond to him. 

With the right combination of expertise and interpersonal skills, you have the opportunity to play a pivotal role in facilitating real estate deals and contributing to the success of your clients and partners.

I DO expect that sort of behaviour from sensible investors and unlicensed Wholesalers, but NOT from people who are licensed Realtors and who purport to be ethical.
