Loan to value ratio: The higher the loan to value ratio (LTV) is, pricing takes a hit.

In google, lookup pictures of “foundation problems types of cracks to look out for”.A foundation crack can really affect your resale value.Repairs can cost serious $$$$$.Take a good look at *all* the basement walls in any properties you view. 

Don't take out a HELOC Jason, it's not worth the time it takes for the amount of money you need.

If your market is tight it can often take a while to find the right property.

Do you have an estimate of the rehab costs for just 1 of the properties and how long will it take to complete?

It takes a lot of phone calls and asking around, but you can normally find a local or regional bank that is willing to work with investors on these types of properties.Mike
