Just because you might have 125% debt coverage and adequate collateral with good credit doesn't mean you have the ability to endless funding, lots of factors play in to the picture that are beyond your control. :)

If it is REO the banks will auction it, if it is not the law states its still owned by the owner of record. its like a maze and really hard to get anyone to speak to. if the bank dont own it they cant sell it, if the owner wont co operate with the bank in shortsale they cant sell it. so either way you spend a lot of time and get no where.

To a landlord of residential properties holding a house is simply holding inventory and inventory should be able to be moved and replaced to grow any business.An airport can change flight paths, bus routes can be changed, traffic patterns can change that increase traffic or make access more difficult, nearby zoning changes effect surrounding properties, there is an endless list of obsolescence factors that effect a residential property that can not be controlled.
