Why not consider selling your property and investing in a duplex or triplex?

Hoping to go down one of two paths:1- Buy a condo or small single family home and build equity and create value with my maintenance/construction background.2- Find a cash provider to do this on a larger scale with a 3-5 unit building. 

Buying two rentals in one year can be a challenge, but there are creative ways to make it happen:House Hack the Duplex: Buy the owner-occupied duplex first.

I'm only looking at duplex's or single family at the moment.

., "I will buy at least one single-family home, duplex, triplex, or fourplex before the end of 2019") and then do it.

One thing you may want to consider is the possibility of hacking into a small multi like a duplex.

We are finishing up our first duplex, BTR, very similar numbers.

I do currently rent out a condo, fully furnished on furnished finders, and that has gone smoothly.Any tips, advice, etc accepted! 

For our second STR, we are currently researching Sherman, potentially / ideally, a less expensive duplex that we could rennovate and self manage from Dallas with workers coming to the area in mind. 

I personally like Alabama and Tennessee a lot, depending on what specific area you're looking at.Look for Class B or C properties in stable rental markets, particularly single-family homes or duplexes.
