You will need to understand sample properties that this works on, how much they can be bought for, fix up cost, refinance costs, etc.

Could you post a sample of one of your letters ?

Your should be in good shape, there are some places now that would be good samples.

Make sure the books you read go over contracts and give you samples of contracts.

We do have a larger sample size in Denver so it is a bit more difficult to get a read on the Springs market.  

Try: "sample lease" and "lease clauses"  .Modify anything you find so it is in compliance with the landlord-tenant laws for your jurisdiction.Also, don't forget about establishing property rules.

Do a sample calculation (with taxes, some amount of vacancy, cleaning, furniture, etc) and determine what nightly/monthly rate you would need to make a profit.
