Frozen pipes leads to leaks, leaks lead to dampness, and dampness leads to mold.

think of a clothing store.they purchase clothes at a wholesale price.

In return....I buy cars, homes, gifts, clothes.......we all keep each others tenants employed!

AND THAT REMARK OF THE BAG OF CLOTHES HE CLAIMED SMELEED OF DEATH, WELL GUESS WHAT THE FORMER TENANTS THAT LIVED THERE DID PASS AWAY THIS YEAR, KEEP THOSE REMARKS TO YOURSELF AND BUILD THE WAY YOU SAY!

i used to think that if i didn't buy lunch, i was "saving" money, but really what i was doing was SPENDING my time making it, packaging it, putting it in the refridgerator, etc.i used to think by ironing my own clothes that i was "saving" money, but what i was doing was SPENDING my TIME doing useless dribble when i could be doing other more important things.once your brain fully realizes how important TIME is (don't become a workaholic though!)

In my experience, there are two types of investors that dress up: Sharks that dress up in expensive, slick looking clothing and generally look down upon people, or the 'Ol Gil from the Simpsons type that dusts off their suit to try and look important/successful and just blows the pitch from inexperience.

I also recommend notifying the renter that there are water issues and you are not responsible for clothes damaged by it from washing.

I have a handyman who works for another investor and actually prefers S8 (gracious almost to a fault) over doing the $500k homeowners (says the latter are a PITA).and then I've heard the bad stuff. my buddy is a cop in a nice suburb. goes to the same apartment complex all the time. one call he got S8 gal shows up at the door naked. he asked her to put some clothes on...she returns wearing a hat...

If it's a plain clothes type and he/she simply observes, the occupant may blow up with threats, that should do it too.
