I've run STR/MTR/LTRs and it will be very difficult for you to maintain a solid calendar with only MTRs.But definitely fine-tune your dealings with ABNB....they will ruin you.... 

Jan, Feb go by and no reply but airbnb had froze my calendar for STR availability (only open for > 29 days .

I have heard of people staying long term then cancelling their booking consequently resulting in a blocked calendar and no pay. 

Our personal tastes lean more towards Reunion, but everything you read or hear about Championsgate suggests that calendars fill fast, high occupancy can be expected, and values stretch further in that development.

Hey all, I am wondering if anyone can shed some light on something I just noticed this month when a booking fell through. 
We have our listing in Lakewood, CO set for 30-day minimum stay and do MTR bookings on Airbnb...

A 1 week job may take 40 hours of work, but that doesn't mean you can count on it being complete in 1 calendar week.

Look at the properties themselves to see what the competition looks like in terms of quality and amenities to make sure you can be competitive and look at their calendars to see how much demand there is.

Both the revenue estimate sites and my own enemy method calendar and ADR research shows this to be the case. 

It can be more challenging to manage your calendar to keep space for the longer MTR bookings, though.
