I'm not very intimate with the markets to the north and south, but I would start looking at price to rent ratios and decide what type of rental type and terms you want to invest in.

What is really shocking is hearing people that say they used retirement accounts and other type money for these type of investments.

I can likely do this loan, but in all fairness, with this type of loan I suspect a community bank is going to beat me out.

Also, I wanted to convey that the type of investor I describe should on;y accept a quality tenant well above what’s typically considered acceptable in the industry.  

Needless to say, I wasn't interested in this type of event so I left mid-presentation.

This type of asset would provide much less of a headache than what you're currently experiencing with your rental property and provides diversification across assets.Would be happy to talk through more if you have questions!
