Lease was expired, so PM gave her 1 1/2 months notice to leave at end of January.She tried to pay February rent, but the PM refused saying that she is being evicted.She got an attorney and their offer was: We forgive all past rent/debt and pay her $2500.

One has a $60/yr fee.These are floating rate, so there is some risk to them, and they are interest only for the term, with an amortizing function for any balance outstanding at end of term.

Overshadowing all of this is a tendency for lenders to hunker down and be very selective and conservative in underwriting and issuing new loans, so that is another factor to consider.
