after their employer gets back off the floor they will hug that employee and immediately tell them what they can do, it will be as always up to the employee to follow through and earn that higher wage, reality will be 9 out of 10 simply won't do what it takes but will ***** instead about it.

This is risky as they dont know if you're going to make a profit or lose money.I would wager the underwriter would use 2-5% of the loan on the property's balance as a monthly mortgage payment however its at underwriter discretion it depends on how the underwriter will treat this debt.

I think right now this is anyone's guess, but I'd wager that my $400,000 1500 sqft 1950s build duplex here in Denver doesn't need substantially more than it's counterpart in Ohio in the way of CapEx and Maintenance.

Please don't think I'm trying to be negative or troll-y, but if any developer has an algorithm for this, I would wager that developer would be reluctant to publish such proprietary information on the web so they can have more competition.The Knoxville market, and probably most/all of its sub-markets, have cooled substantially due to affordability and lots of other factors.
