Unless you have an STR-friendly HOA in a tourist hotspot (Honolulu, Las Vegas, etc...), I personally don't like properties with HOAs if your plan is to run them as STRs.  

And if AZ is on the list then NV would need to be to as Vegas has the exact same issues. 

I'm looking at Nevada, either Reno/Lake Tahoe or Las Vegas.

If you decide on installing cameras then just like at your home it is a matter of brand preference and styles, etc.

I would like to build a craftsman or bungalow style, Recorded in the Domesday Book of 1086 as Latune, Latham became synonymous with rural land awash with barns and farmland.

Particularly the DSTs focusing on multi family, as the rise in vacancies and lower rents must have effected them too, especially in markets like Austin, Phoenix, Vegas, etc.

The older parts of the city will have this type of housing as the newer portions will have more traditional family-style living.
