I’d recommend something like the tenant is responsible for the first $500, $750, or whatever in repairs for each occurrence.

If you tell them their credit score is too low (or some other reason) and somehow you obtained information that is inaccurate, then there is the potential to cause a legal problem.

If you want to buy in University city, I recommend staying as close to the universities possible in order to attract the best tenants and have the best room for appreciation.

I also recommend you talk to Section 8 about handling problematic Section 8 renters.
