If you tell them their credit score is too low (or some other reason) and somehow you obtained information that is inaccurate, then there is the potential to cause a legal problem. 

If you want to buy in University city, I recommend staying as close to the universities possible in order to attract the best tenants and have the best room for appreciation.

I would recommend having the property assessed for any damages—were the windows or doors damaged during the forced entry? 

Lastly, I am extremely open to working with investors, or obtaining private funds as well.
