You can't instill in most of them any sence of loyalty unless you pay them well and regularly, they go wher the money is and lack responsibility.

Well, the agent even if he owes all parties honesty in dealings, will have more loyalty to one (usually the one he gets commission from).I don't see why you can't get a buyer broker, but some of the big houses get real nasty about keeping both sides of the commission, so be aware.

@Jonathan Greene So In my example above, pls take the 170k and 20k termite repair numbers as example numbers.I started searching up "Duties of a relator as a Fiduciary " and you get the " loyalty", "confidentiality " etc etc...I came across this document that belongs to the National Association of realtors  , it is dated from 2013, maybe things have changed since 2013?
