I found that every property manager I encountered was a washed-up Realtor who couldn't hack it in sales and reluctantly resigned themselves to "slumming it" in property management. 

The next night, while at the property to let the tenants know I was the new owner, I noticed he was in the community laundry and with his phone plugged, a bottle of piss on the floor, and looked like he was going to sleep in there.

The spreadsheet shows the net worth after 30 years is basically a wash between selling and renting it out, so it's difficult to justify keeping it. 

Now the PM is telling me we have mold in one unit and the laundry room, plus cockroaches (another $2,000 to fix).

Appreciate any lessons learned you may have.I'm a real estate investor in Wash DC and in Charlotte, NC.

Just had a vacancy near Wash Park where the previous renters had been there for a few years and were paying $2,200.

I was able to wash all the laundry overnight before we had to head to WSU and get rolling.Plus someone stole one of the small heaters I keep in the closets for winter guests if they need extra heat upstairs....dammit....

Kitchen is basically useless and cannot wash dishes in the tiny sink.

I do have a warehouse and tend to over supply some things I know will need eventually, like TP paper towels, kleenex, shampoo, laundry soap, etc.

Closing in garage to make a full laundry room and a 3 rd bedroom.
