Hey everyone,I manage a 7-unit building with a nonconforming basement unit pulling power from the common/basement meter.

Sprinklers with PIV, solar, seismic, dual metered EV panels etc. 

Some facts about the ADU: new 2023 build behind primary home, own property address, separate electric and gas meter, own private entrance, and it has it's own parking space in the front drive way of the primary home. 

It's very possible in a near future it will be best to just install a privately owned meter, have an agreement in lease for a billing rate per unit, and direct bill it monthly.

I plan to add separate meters for electricity, water, and gas.

So far entergy was coming in such a high price. high price now they say because of potential income i can get the poles and cable to  my meter base discounted almost no cost.   10 to 15 pads on nice rectangle lot, next to new pond we dug outdoor camping.. 

The leak was verified visually, or a moisture meter read above the recommended dry range of 14%.

I also didn't realize how much hassle it's going to take for simple things like adding a water meter...My goal is to get into development - building industrial warehouses each 3K-10K sqft, very similar to this deal.Questions:1.

I will be listing both units for rent, I'm expected to probably include utilities as there is one meter for the property for everything; in which the numbers still work with utilities included.

Just put both meters in your name.
