I was in your exact shoes 4 years ago.

Hoping to hear other people's thoughts and suggestions, especially those of you who are or have been in my shoes before. 

Most brokers have no idea how seller financing or creative financing deals work and are averse to presenting it to their clients because of that AND because they're concerned how it will affect their pocket - like all of us probably would be too if we were in their shoes. 

If I'm in your shoes I would use this as an opportunity to set the tone with the tenant about how you operate as a landlord! 

What should I look into what direction would you go if you were in my shoes?

That is typically how partials work. you will have a hard time finding someone who fits that shoe.

If I was in your shoes I'd pay cash for something that is newer, in an area that you know well, and expect a net cash flow around the $2-3K range. 

It will also be louder if they are wearing shoes in the house.

How would you manage finances and investments if you were in my shoes?
