First investment deal

Hi everyone,

I currently own my home (primar), and have my RE license in Colorado. I only have it to buy/sell my primary residence. However, looking to leverage real estate to generate income and or future wealth. Wondering if can/should invest in a rental property here or in FL, where it is less expensive. I have family in Fl and grew up there.

I have enough saved for a down payment, FHA or conventional up to 50k. I have also just started learning about mutli unit investments with seller financing. I am brand new to this, and I want to get in the game. What should I look into what direction would you go if you were in my shoes?
