Ideally at least half of total bill is due upon completion, but could be 1/3 depending on size and scope of job.Other options, which can be combined with the other two, are sticks and carrots.  

CO has one of the shortest timeframes to evict in the country however, so that certainly helps with the stick part of the carrot/stick equation.

They aren't going to pay anyway so you may get them out on good terms and use it as a carrot to get an empty unit like you want.

A lead gen carrot and intake forms are a must.

That said, I am curious what ROI/Response rates are typical for the different types of marketing platforms i.e. direct mail, text blast, carrot site, SEO, email campaigns, etc.

I saw a carrot video on an agent that is supposedly killing it with discount listings so I registered the name.

I've been thinking about Investor Carrot, but I need more feedback from people who have used it.
