It is in a great location and maybe will fit a niche for “antique home”, but the main reason I want this one is it would be perfect for my family if we decide to move there in a couple years.Option 2 is a 3 Unit Apartment farm house.

It was medical prior.The town itself maybe deteriorating but hospital is largest employer.If the tenants were to stay while he figures that out it would be a good thing.If he uses the space he may only need the first floor at first.The hospital will pay rent bc he is employed by them.I know from MLS the larger business is listed for sale ;(Makeup is florist, antique shop, lawyer, realtor(owner) and bridal (for sale?)

There are the costs of sale as mentioned, there are also the recapturing depreciation, you could have depreciation from a drop in market values, some assets have a salvage value selling as junk (in an old house you could sell antique fixtures or moldings for example) that may reduce liabilities.
