@Kyle ElmerI found your overview of the Dunedin property market fascinating, I was considering Dunedin as I believe once remote working takes off in NZ the same way it has in the US, the smaller cities in NZ will thrive - and seeing the Gigacity win as well as the incentives for start-ups in Dunedin make it very attractive as an investor.

Urban areas like Austin and Dallas definitely have strong growth potential and thriving job markets, but the suburbs and smaller towns are also worth exploring.

Hidden gem near a thriving destination will at least guarantee occupancy, but as the vacationers won't be so close to the action, it may not guarantee high rental incomes.

My strategy is to stay away from Charleston, but to look for some of the "better deals" on houses and especially multifamily units in the little towns that are thriving because of the local businesses.
