I was merely speaking of posting it on social media / non MLS ads (since he isn't an agent he can't advertise on the MLS regardless).How I understand it in our state one has to ask for permission from the listing agent and state it isn't theirs (if they want to be ethical).

If it's well done and you approve of what he did, I'd thank him for doing a good job but let him know that in the future he needs to let you know when he wants to improve the house you would like a heads up and give him permission.
