The upsides of our Utilities Budget program from the tenants perspective is they have the convenience of a single payee for utilities and rent and do not have to post large deposits with the utility companies in order to obtain service.The upside from our perspective is:we can offer the same practical convenience as renting with utilities included without the risk of a tenant wastefully opening their window(s) in the middle of winter;since all utilities are retained in our name we know the bills are getting paid;we are able to monitor the impact of efficiency improvements we make to the property;we are able to pass along the water and sewer utility costs to the tenant;Since the tenants are prepaying their utilities in advance, we have yet to stuck with a bill that could not be paid from the tenant.

Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the costI wrote much more about leveraging offshore assistants in this post here.

I am thinking of putting a security monitoring system (like ring central so I can view on my phone) to monitor my property and would like to install security cameras in a few places on the property.
