Bryan, that's funny, "our freedom" as we the few define them, I always thought the majority was to rule in a democracy, I'd say many really want more of the Russian version of an election wanting the minority to rule.

If you can't break the relationship between those two people....your bid is a waste of time.You might want to contact all the women who live alone and are at least 70 years old with lots of equity.

We also weren't willing to OVER pay for something either (we offered $1.4million on a 1320sqft, 2br condo in Russian Hill that eventually went for $1.65?!)

I really like the first unit, I even talked to the tenant and the tenant is a middle age women living with her 3 daughters, and seemed very nice and personable to talk to.

Look around here and see how many men in women in uniform are getting a good head start on their RE investing careers, right where they are stationed.

All signs point to no.However...Middle aged divorced women are my favorite.

I know its not common these days but good land men / women out here in the west this is pretty much how they sell their inventory..

.- Majority of the sellers are older window women.- Properties were on the MLS and were not advertised as seller carry.- 60+ DOM- My offers have been presented to the sellers as a written letter from me outlining my plan and who I am, prior to a formal contract.- Sellers have owned the property 10+ years.- Seller have had some attachment to the property... mostly emotional.Hope this insight helps someone.Frank
