I fully understand there is normal wear and tear on carpet (this carpet has been used for more than 6 years), but due to the strong smells of cats and carpet stain, we have no choice but to replace it.  

I've sold flips with old water leak signs, however it was simply because I didn't clean or paint the stained area and the leak wasn't active.2.)

I put 18k in materials I repainted the interior , replaced the old iirrigation, put up shade screens over the pool and lounge area in back yard, repainted and stained the kitchen and bathroom cabinets, replaced the kitchen countertops, replaced the flooring in both bathrooms and walk in closet and finally put a new Hvac and heater in.

I want to make sure I am protected from 1 - any lawsuits stemming from future issues with the structure, and 2 - having to pay for repairs for anything that goes wrong with anything at all from chinking to stain to insulation to everything. 

The property has a 30" bathroom vanity that has deep scratches and stains on the cultured marble top and decent amounts of wear and tear on the body.

If they were curtains, there is no doubt they would have been stained and torn (so I like the idea of having the tenants pay for the curtains or think about building the cost of buying curtains into the monthly rent.)  

I "Repaired" a bleach stain in a maroon carpet with a variety of colored permanent marker (Quite well I might add). 

The floor still has some fairly dark spots from staining and some ligher spots from wear, but it is appropriate for the house and age of the house.

It is a stain on our nation that in retrospect was a horrible mistake and completely unjustified.
