His thoughts were doubtful that this is a disclosure issue, and should be contributed to a late, wet winter, which led to saturated ground in the wet spring.I am hoping you all may have some insight from your experiences on how to handle the situation to keep the tenant happy and my property safe while limiting my costs as much as possible.

I tend to buy programs from people who saturate me with free information as I then think 'Wow - if they give me this for free just think of how good their paid program is.'

I agree with Justin, it seems the Broken Bow market is becoming saturated with new builds with 800sqft cabins selling for 500K.

You could mix the factors different ways, but point is, more than one point of motivation is going to give you more bang for buck if you can't afford thousands of mail pieces.Direct-mail is also super saturated at this point - I'm not saying you can't get a deal - but I wouldn't go "all in" on direct-mail.
