Railings/balconies can be outdated and definitely not kid-safe in many circumstances. 

This transit technology they are selling is outdated today.

If your brick looks good, and isn't an outdated color, then I'd definitely leave it unpainted. 

@John Chapman, I am considering the following for improvements/repairsRoof, tile flooring, refinish/paint cabinets, replace restrooms vanity tops, replace kitchen countertop with similar laminate type, replace outdated bathtubs, and some plumbing repairs.

For example a newly remodeled property will have a low capEx cost where as an outdated property may require more CapEx.
