Home had hardwood floors and granite kitchen counter tops the previous owner added, intending to live there as a retired building inspector and he was willing to owner finance it to me with 0% down so I took the deal.

If you want to go cheap but decent on the flooring, I would go with some kind of laminate or vinyl versus tile/marble/hardwood etc.

I have a guy who does hardwood floors, but he is pricey.

Seems in most of my houses this becomes a problem after a year or so of use on hardwood/tile floors.
