I see it a lot, people buy there-- think it's just like Richmond, don't really understand the amount of neglect/work is needed,  don't understand the culture, and often end up with evictions and frustrations not worth the extra income.  

Arguments proliferate on both sides and as someone who has seen the dark side of the guru culture as well as the light of experiencing some success in my investing journey all while spending over 100k on mentorships, masterminds, coaches, consultants, courses, books etc… I thought I would offer my $.02.

@Joseph Musi - You could consider personal goals, company culture alignment, and commission structure. 

That's the core of startup culture. 

That many no shows is terrible in my opinion.Is it a cultural thing, maybe?

Or being a celebrity and buying a monster 2nd, 3rd, 4th home and caring zero about the rental income.

I wonder if it is the culture of the landlord friendly state that helps with you having such great tenants. 

So it's time to celebrate my very hard earned 2nd win.

This way, even small successes can be celebrated!
