I would say that 95%of those that start their RE venture in wholesaling have very little capital certainly not enough to be a lender on a whole note. the idea and you see it time and again on BP from those wishing to wholesale the whole reason they want to do it is they are drinking the guru cool aid that you can do this with little or no money make big bucks and then you can move to being a buy and hold investor.. you will see it verbatim on this site.

We have done it all but here is what I am going to say:- No free software- No Quicken- QuickBooks Pro, Premier, Accountant or Enterprise for accounting and management; or- 3rd party property management software for management and QuickBooks for accounting
