Tenant months behind on rent

Tenant is basically 5 months behind on rent, has been trying to get help from rental assistance programs the whole time but keeps getting rejected. At this point I can’t wait on rent any more and gave a 60 day notice we won’t be resigning lease (MTM). Tenant is extremely shocked and mad, is there anything else we can do? I have been trying to give them leniency but it’s just too much back rent at this point.

You aren't running a charity and you've given him 5 months.  He needs to find out what he's doing wrong that his application keeps getting rejected.  A lot of places will help people fill out the forms correctly or perhaps he's simply not eligible.

There had to be a bit more to his story-did he lose his job, not looking for another one or can't work. None of that is your problem.  He's had time to get his problem sorted.
